The mandatory 20%
You must bring at least 20% of the purchase price. Only 10% may come from the pension fund; the other 10% must be savings, gift, early inheritance, etc.
Purchase fees on top
Notary, land registry, transfer tax: often 3–5% depending on canton. These are generally not financed by the mortgage.
Optimize without rushing
A higher down payment lowers monthly costs and improves affordability. Keeping cash reserves after purchase remains essential.
